How often should fire doors be inspected in Wrexham?
The Fire Safety (England) Regulations 2022 do not apply in Wales, but under the Regulatory Reform (Fire Safety) Order 2005 responsible persons must keep fire doors maintained in efficient working order, and the Fire Safety Act 2021 confirms that flat entrance doors in multi-occupied residential buildings fall within that duty. What is the difference between a fire door survey and a passive fire survey?
A fire door survey looks only at the fire doors. We check each door’s condition, gaps, intumescent seals, hinges, closers, glazing and signage, and record whether it is likely to hold back fire and smoke for its rated time. A passive fire survey looks at the wider fire protection built into the building, such as fire-resisting walls and floors, fire stopping around pipes and cables, cavity barriers and fire dampers in ductwork. It often involves lifting ceiling tiles or opening risers to see hidden areas.
