National Park. Specialist assessors.
Fire risk assessments for mountain hotels, holiday cottages, activity centres, and rural businesses across Snowdonia and Gwynedd. ABBE Level 4 qualified, from £295.
Fletcher Risk Management carries out fire risk assessments, fire door inspections, and fire safety consultancy for businesses, landlords, and property managers across Snowdonia. We are based in Chester — Snowdonia is a regular part of our working week. Every assessment is carried out by an ABBE Level 4 qualified assessor with real sector experience, from £295.
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for any non-domestic premises is legally required to ensure a suitable and sufficient fire risk assessment is carried out by a competent person. That obligation has been strengthened by the Fire Safety Act 2021 and the Building Safety (Wales) Act 2023. An outdated or inadequate assessment leaves the responsible person exposed to enforcement, invalidated insurance, and prosecution.

Snowdonia fire safety context
Snowdonia National Park — Eryri in Welsh — encompasses some of the most dramatic and remote landscapes in Wales, and a built environment that ranges from mountain hotels at altitude to slate-quarrying heritage buildings, farm conversions, outdoor activity centres, youth hostels, and self-catering holiday cottages scattered across a vast rural geography. Every non-domestic premises within the National Park — however remote, however small, however rural — is subject to the Regulatory Reform (Fire Safety) Order 2005, and the responsible person for each one carries the same legal obligation as the operator of a city-centre office block.
The fire safety challenges specific to Snowdonia premises are genuinely distinct. Mountain hotels and remote rural properties have limited means of escape, long response times for the fire service, and guests who may be unfamiliar with their surroundings — all factors that elevate the importance of detection, compartmentation, and a clear and practised evacuation plan. Outdoor activity centres and youth hostels have specific obligations around the accommodation of large groups, many of whom may be young people or vulnerable adults. Farm conversions and holiday cottages that are let commercially require assessments that reflect the specific layout and construction of rural Welsh building stock.
North Wales Fire & Rescue Service covers the National Park and enforces the FSO across Gwynedd. The service is well aware of the compliance gaps that exist in the rural hospitality and holiday letting sector, and takes enforcement action where responsible persons have failed to carry out or maintain adequate assessments.
We cover the Snowdonia region from Chester, travelling regularly into Gwynedd for assessments across the National Park and the surrounding area. Key towns we serve include Betws-y-Coed, Beddgelert, Blaenau Ffestiniog, Barmouth, Dolgellau, Porthmadog, and Llanberis.
Holiday cottage operators and Airbnb hosts in Snowdonia: If you let a property commercially — including through short-term platforms — and guests sleep on the premises, the FSO applies. Remote location does not create an exemption. Call us on 01244 394 244 for a no-obligation conversation about your specific property.
Who we work with
We carry out fire risk assessments across a wide range of premises in Snowdonia. Our assessors understand the specific enforcement context and documentation requirements for each sector.
Mountain hotels & hostels
Remote sleeping risk premises at altitude
Hotels, mountain hostels, and bunkhouses in Snowdonia face specific fire safety challenges — limited escape routes, remote FRS response, and guests unfamiliar with the building. We assess with those factors in mind.
Holiday cottages & self-catering
Commercial letting in a National Park
Commercial holiday letting — including Airbnb and similar platforms — triggers FSO obligations regardless of property size or rural location. We produce assessments for holiday letting operators across Snowdonia.
Outdoor activity centres
Activity providers, climbing centres, and adventure operators
Outdoor activity centres accommodating groups — particularly young people or vulnerable adults — have specific obligations around sleeping risk, evacuation planning, and PEEP provision.
Rural commercial & heritage
Slate heritage buildings, farm conversions, and rural premises
Snowdonia's slate-quarrying heritage has left a significant stock of converted industrial buildings. Farm conversions, rural pubs, and heritage premises require assessors who understand rural Welsh building construction.
